Homeowners Association Property Management
If you own property in a condominium, townhome or a single-family home, your community is likely part of a Community Association and governed by a Homeowners Association, or HOA. The primary purpose of a Community Association is to provide for the community business, and governance aspects of the association. This is achieved by administering, maintaining, and enhancing a residential real estate development and though the establishment of a system of property rights, binding covenants and restrictions (CC&R’s) and rules and regulations. Your HOA is governed by an elected Board of Directors, comprised of owners who have volunteered to serve your community. The Board often hires a Certified Manager of Community Associations who holds a Colorado state issued Community Association Manager license.
Starting July 1, 2015 the State of Colorado requires Community Association Managers obtain a license showing they have expertise in managing Community Associations. Previously, anyone could hold themselves out as a Property Manager. A Community Association Management license and being registered with DORA is now required in Colorado. Homeowner Associations are now looking to ERA Fleisher Real Estate and Property Management to handle their day-to-day operations, perform ongoing maintenance duties and communication with residents. In addition, ERA Fleisher Real Estate and Property Management is responsible for executing on all Board decisions and ensuring that all homeowners comply with the covenants, conditions and restrictions (CC&Rs) and adhere to condominium statutes governed by the State of Colorado.
